Parking Lot Cost Calculator: Free Online Parking Lot Cost Calculator

Use our free parking lot cost calculator to estimate total paving cost for a commercial lot, including striping. Built for property owners and paving contractors, it turns lot dimensions, a per-square-foot paving rate, and a striping budget into an estimated total project cost.

How to use this calculator.

  1. Enter the lot length and width. Use the total paved area, in feet, including drive aisles and stalls.
  2. Set your paving cost per square foot. Asphalt typically runs $3–$7 per sq ft installed; the default of $4.50/sq ft is a reasonable mid-range placeholder.
  3. Enter your striping and marking budget. This covers stall lines, ADA markings, arrows, and signage.
  4. Review the results. The calculator returns lot area, paving cost, and estimated total cost.
  5. Add a contingency. Include 10–15% on top for drainage work, curbing, or unexpected site conditions.

How do you calculate parking lot construction and paving costs?

Lot area comes from length and width; paving cost multiplies that area by your per-square-foot rate; total cost adds the striping budget on top.

Lot Area (sq ft) = Length (ft) × Width (ft)

Paving Cost ($) = Lot Area (sq ft) × Price per Sq Ft ($)

Total Cost ($) = Paving Cost ($) + Striping & Marking Cost ($)

Where:

  • Length & Width: The overall dimensions of the paved lot, in feet.
  • Price per sq ft: The installed paving rate quoted by your contractor, covering base prep and asphalt or concrete placement.
  • Striping & marking cost: A flat budget for stall lines, ADA compliance markings, and signage, entered separately since it doesn't scale linearly with lot size.

Example calculation.

Scenario: A 150 ft × 80 ft commercial lot, paved at $4.50 per sq ft, with a $3,000 striping budget.

  1. Calculate lot area: 150 × 80 = 12,000 sq ft
  2. Calculate paving cost: 12,000 × $4.50 = $54,000
  3. Calculate total cost: $54,000 + $3,000 = $57,000

Result: This lot has an estimated total project cost of $57,000, made up of $54,000 in paving and $3,000 in striping.

Tips from the field.

  • Per-sq-ft rates drop as lots get bigger. A 5,000 sq ft lot and a 50,000 sq ft lot rarely pave at the same rate — mobilization and setup costs spread over more area.
  • Striping isn't optional for compliance. ADA-accessible stalls, van-accessible spaces, and fire lane markings are typically required by local code, not just good practice.
  • Drainage and curbing are the usual budget surprises.Catch basins, curb cuts, and grading work aren't in a basic per-sq-ft paving rate — ask what's included before comparing bids.
  • Get at least three contractor quotes. Confirm each one specifies the same asphalt thickness and base depth so you're comparing like for like.
  • Build in 10–15% contingency. Site conditions like buried utilities or poor subgrade are common on commercial paving jobs and rarely show up until excavation starts.
  • Larger lots cost less per square foot. Mobilization and equipment setup are largely fixed costs, so a 30,000 sq ft lot will typically pave at a lower rate per square foot than a 3,000 sq ft lot.

This estimate covers paving and striping only. For a full project budget, also account for demolition of any existing surface, drainage structures like catch basins, curbing, wheel stops, and permitting fees — all of which are typically priced separately from the core paving contract.

Frequently asked questions.

How much does it cost to pave a parking lot?

Asphalt parking lot paving costs $3-$7 per sq ft installed. For a 10,000 sq ft lot (~30 spaces), expect $30,000-$70,000. Concrete lots cost $6-$12 per sq ft. Costs vary by region, existing conditions, base depth, and accessibility.

How do you estimate parking lot costs?

Parking lot cost = (Area × Price per sq ft for paving) + Striping cost + Drainage cost. For 10,000 sq ft: Paving = $40,000-$70,000. Striping = $2,000-$5,000. Drainage = $5,000-$15,000. Always include 10-15% contingency.

How do I use this calculator?

Enter your project dimensions in the input fields above and the results update automatically. For the most accurate results, measure carefully and use consistent units (feet for length/width, inches for depth). Add 5-10% extra for waste and variations.

How long does a parking lot last?

Properly constructed asphalt parking lots last 15-25 years with maintenance (sealcoating every 3-5 years, crack filling). Concrete lasts 25-40 years. Life depends on traffic volume, climate, base quality, and maintenance. Resurfacing costs 30-50% of new construction.

How much does it cost to repave a parking lot?

Mill and overlay (2 inches): $2-$4 per sq ft. Full reconstruction: $5-$10 per sq ft. A 20,000 sq ft overlay: $40,000-$80,000. Milling removes old surface; overlay adds new asphalt on top. This extends lot life 10-15 years at 40-60% of replacement cost.
